"Typically" is the average high and low for those dates (NOAA normals, Atlantic City) and the average ocean temperature at the Atlantic City station over the last three summers. Every total includes the $175 cleaning fee.

Two-night minimum before Memorial Day and after Labor Day.
The house was in fantastic condition and included a lot of subtle amenities as a courtesy that most rentals do not.

Ask about any dates, or tell us the week you want and we will send the rental agreement and a card link ourselves. We answer within 24 hours with a yes or the nearest open dates.
More than 10 in your party? Say so in your request and we'll pass your dates to the first-floor owners. The two homes are booked and priced separately.

Join the first-call listBefore you ask, the money part
- Paying
- Every stay works the same way: 25% by card when we accept your request, and the balance charged to the same card 60 days before arrival (inside 60 days, the full amount at acceptance). We'll only ever ask for payment to Baker Coastal Ventures LLC, through our own booking link or an invoice we send you; if anyone claiming to be us asks you to send money to an individual, it isn't us. Every total on our calendar includes the $175 cleaning fee. Any New Jersey tax is shown at checkout. Your written quote is the whole number. Prefer to talk or text first? (609) 862-8010.
- Cancelling
- Free for 24 hours after we accept, as long as arrival is at least 7 days away. 60 or more days before arrival: full refund of everything paid. 30 to 59 days: half the booking total refunded. Inside 30 days: no refund, though if the dates re-rent we pass along what we recover, less costs. Refunds go back to your card. We recommend travel insurance; storms and illness don't change these terms.
- Damage
- No security deposit. We may place a card hold on longer direct stays; if one applies to your dates we tell you in writing before you pay. Either way you are responsible only for documented damage beyond normal wear.
- Dogs
- $100 per stay, waived on Dog Days weekend. One dog, approved at booking; it is added to your quote, not included in the calendar total.
- Booking early
- Summer 2027 weeks are on our calendar now: pick your week and book it, or ask for one from the weeks board. Book direct by January 31 with code SUMMER27 and we take 10% off the calendar price. Every 2027 week is open to everyone; this is our first summer.
- October to May
- Three nights or more between October 1 and May 27: code THIRDNIGHT takes 15% off, booked direct. A week or longer in January, February or March: code WINTERWEEK takes 15% off and your dog's fee is waived. The beach is open to leashed dogs October 1 through April 30 (the boardwalk is not, at any time of year). One code per stay.
- Same week next year
- Starting with 2028: within 14 days of your checkout, tell us to hold your week for the following summer at this year's published rate for your week (codes don't apply to a held week). A $100 hold payment locks it in and comes off your booking (not refundable); the usual 25% is due by October 1, and after that the week opens to everyone.
Same week, two ways: July 4 week

Who sleeps where: the king room has its own bath, the queen room has a small balcony, the bunk room sleeps five (full-over-full bunk plus a trundle), and the full pull-out sofa makes ten. Two full baths.
A few things to know
- The person booking must be 25 or older. Ten overnight guests at most, children included. No parties, no smoking.
- Three flights of exterior stairs up to the front door, all but one covered, with railings; no elevator. The beach gear lives in the shed at ground level, so nothing sandy comes up the stairs.
- We are the top floor of a two-unit home. The first floor is a separate home with its own entrance; its owners use it themselves and rent it at times. Deck gatherings move inside at 10pm; quiet hours are 10pm to 8am.
- One dog by approval; see Dogs welcome.
- Outside: a camera at the entry stairwell and a driveway camera. Inside: a noise sensor that measures level only. Nothing records inside.
From our first guests
We absolutely loved our stay! The home was beautiful, spotless, and thoughtfully prepared, with clean linens, fresh bathrooms, and everything we needed for a comfortable visit. It truly felt like a home away from home. Jenn and Colin were wonderful hosts, friendly, responsive, and clear in every message. They shared all the information we needed ahead of time, and everything was ready and set up when we arrived. The smooth check-in made the start of our trip completely stress-free. The location was perfect for enjoying Ocean City on foot. We could easily walk to the beach, grab amazing food, and explore the nearby attractions without constantly getting in the car. It was so convenient to have everything close by while still having a comfortable place to return to at the end of the day. We had such a wonderful time and would absolutely stay here again! ❤️
